What the price includes
Full sanding costs from €36/m², usually around €39/m². The price covers all labour and materials: removing the old finish, sanding, edges and corners, filling small gaps, and 3 coats of lacquer (primer + 2 coats) or 2 coats of hardwax oil.
A more demanding floor can cost up to €48/m², for example herringbone or mosaic parquet, several small rooms or several layers of old lacquer. Extra work, such as filling wide cracks or replacing boards, appears on a separate line of the quote.
When comparing quotes, check what the price includes. A lower price per square metre may mean a single coat of lacquer and unfinished edges.
Prices are final; no VAT is added.
The craftsman works out the price from photos, free of charge, and the final invoice is based on the measured area. Before starting, the craftsman checks the floor. If it turns out on site that the floor cannot be sanded, no work is done and nothing is charged.
What affects the price of wood floor sanding
The price of floor sanding is made up of these things.
- Area and number of rooms. Several small rooms mean more edges, corners and doorways than one large room.
- The old finish. Several layers of old lacquer take more time and abrasive to sand off than a single coat.
- Condition of the floor. Loose blocks, broken boards, wide gaps and deep scratches add work.
- Type of floor. Herringbone and mosaic parquet are sanded in several directions; the thin wear layer of engineered flooring calls for careful work.
- The finish you choose. Lacquer or oil, the number of coats and colour toning.
- Location. In the capital region (Helsinki, Espoo, Vantaa and Kauniainen) travel is included in the price. Elsewhere in Uusimaa a travel cost of €0.75 per km is added, there and back from Helsinki, for each working day. We do not take jobs outside Uusimaa.
Extra work
These jobs are not included in the sanding and finishing price. The craftsman assesses from the photos what your floor needs and lists each extra job on a separate line of the quote.
- Filling wide cracks. Wide cracks are filled with wooden strips. Small gaps and nail holes are included in the price.
- Fixing loose blocks and replacing broken ones. Loose blocks are glued down; broken or missing ones are replaced.
- Replacing boards. Broken boards are replaced with suitable wood.
- Removing and refitting skirting boards. If you cannot remove the skirting boards yourself, the craftsman does it.
- Travel cost. Added only outside the capital region, at €0.75 per km.
Payment and terms
We work directly with the homeowner, with no middlemen.
- The minimum order is €1,000.
- You pay when the work is finished and checked together: by invoice or in cash on site.
- Outside the capital region a travel cost of €0.75 per km is added. It is stated in the quote up front.
- The work has a 2-year warranty from the day of handover.
How to compare quotes
If you ask several craftsmen for a quote, ask them all the same questions. Only then can the prices be compared.
- Who actually does the work: the person who gave the quote, or a subcontractor?
- How many coats of lacquer or oil are included?
- Which product exactly: manufacturer and product name?
- Is filling gaps and cracks included?
- Are edges and corners included?
- How long is the warranty, and what does it cover?
- Is a prepayment required?
- Is travel included in the price, or added on top?
The craftsman's answers to these questions
The craftsman does the work himself; there is no subcontractor. The number of coats, the product name and any extra work are stated in the quote. Filling small gaps is included, and a prepayment is usually not asked.
The warranty is 2 years, and its terms are on the warranty and care page. A travel cost is added only outside the capital region and is stated in the quote.
